Renting in England: from viewing to collecting the keys
Budget, viewing checks, contracts, deposits and moving-in records.
Calculate the complete cost
Separate monthly expenses from starting costs. Include rent, Council Tax, electricity, gas, water, internet and travel; the starting amount may include a deposit, moving costs and temporary accommodation. Ask for a written breakdown of any claim that bills are included. Compare properties by the total cost.
At the viewing
Check windows, heating, damp, ventilation, water pressure and noise. Ask about repairs, furniture, meters and emergency contacts. Walk to the bus stop or station, ideally at a relevant time of day. A live video viewing and proof of the advertiser's authority are useful if you cannot attend; attractive photographs do not establish ownership.
Contract and status checks
These instructions concern England. Establish whether you are renting independently or lodging with a resident landlord: the arrangements differ. Read current assured periodic tenancy guidance, identify the parties, rent, start date and responsibilities. Adults in England may need a right-to-rent check appropriate to their documents. Do not share a code publicly.
Deposits and payments
Current GOV.UK guidance limits a holding deposit to one week's rent. The tenancy-deposit maximum is five weeks below £50,000 annual rent, or six weeks at £50,000 and above, where the rules apply. Obtain and verify protection-scheme information when protection is required. GOV.UK says landlords must not request rent in advance before both parties have signed the agreement.
Moving-in day
Photograph rooms, damage, furniture and meter readings. Compare the inventory and submit corrections in writing, keeping confirmation. Set up required bills and check Council Tax. Retain the contract, payments, messages and photographs if a dispute arises; rights depend on the nation and type of accommodation.
